The Opportunity

The proposed hotel scheme provides for the redevelopment of the existing site including the retention and refurbishment of an existing hostel building located on the site. This Protected Structure (reference RPS B112) has been carefully and creatively incorporated into the overall development in a sympathetic way.

The planning permission provides for the development of a new 5 storey 114 hotel bedroom block extending to a gross floor area of c.4,483 sq m / 48,250 sq ft with set back at roof level and the construction of a single storey café bar pavilion within the grounds. According to Failte Ireland, Kilkenny City has approximately 400 rooms and only 20 rooms have been added to the hotel room stock in Kilkenny in the last five years. As a result, there is a considerable shortage of good quality hotel accommodation in Kilkenny City and little by the way of new hotel pipeline providing significant opportunities for additional bed capacity to accommodate future growth.

The site offers a rare opportunity to develop a “ready to go” large scale hotel facility within easy walking distance of Kilkenny City and its many attractions.
